The first prerequisite for launching a property correctly is proper legal and administrative preparation. We review the requirements and procedures applicable to the property, its legal status and eligibility for operation, the Property Registration Number (AMA) and Short-Term Stay Registry, the necessary specifications and safety requirements, as well as the regulations and rules governing its operation. At the same time, particular importance is given to the professional presentation of the property. We create high-quality photographic material and, where appropriate, use video and drone footage. At the same time, quality checks are carried out to identify problems and maintenance needs before they affect the guest experience. Managing a holiday property means that the home is continuously occupied by different guests. For this reason, prevention and appropriate protection are an important part of overall property management. 

All of this is supported by an owner portal, through which the owner can access relevant information online, monitor bookings, financial performance, marketing activity and the development of the property. Information should not depend on phone calls and messages for every small detail. Technology allows us to organise the data and provide a more modern and transparent view of the property’s operation. 

The operating season of a holiday property can last seven to eight months, particularly in a destination such as Crete, and during this period it requires daily monitoring. It is not enough to organise the property at the beginning of the season and then leave it to operate on its own. We monitor prices, bookings, cancellations, guest enquiries, cleaning, maintenance, reviews, procedures and market needs on a daily basis. At the same time, we prepare for the following season so that every season builds on the previous one rather than starting again from zero.

Ultimately, continuous optimisation is what makes the difference. We analyse property performance, review pricing and strategies, monitor market activity and adapt our approach accordingly.
