This development creates a stable and favorable environment for both property owners and investors.</p>



<p>The government has decided to keep real estate taxation unchanged, offering predictability and security. This is a significant relief, as property owners can now proceed with renting, renovating, or even bringing properties back onto the market without the fear of additional burdens. At the same time, tax stability makes Greece a more attractive choice for buyers and investors who are seeking a safe and predictable market.</p>



<p>Particularly noteworthy is the special regime introduced for small villages with up to 1,500 residents. In 2026, taxation will be reduced by 50%, while from 2027 property owners in these areas will benefit from a complete exemption. This measure is expected to boost demand for real estate in the countryside, contributing to the revitalization of small villages and creating new opportunities both for permanent residence and for tourism development.</p>

Through thoughtful planning and meaningful infrastructure, Rethymno is opening its streets, beaches, and history to those who experience the world differently.</p>



<p>Throughout the historic center and key cultural landmarks, the city has installed smart signage equipped with QR codes and NFC technology. These allow visually impaired visitors to access audio guides directly on their mobile devices, available in both Greek and English. These narratives do more than provide facts, they bring the city to life, helping the listener “see” Rethymno through sound and story. Tactile maps and Braille signage have also been placed in strategic locations, giving visitors a reliable way to orient themselves and explore independently.</p>



<p>Equally important is the installation of tactile paving throughout central pedestrian zones, leading to essential services, museums, and public institutions. These pathways are designed according to international standards, enabling safer and more confident navigation for individuals who are blind or have low vision.</p>

Ο Δήμος Ρεθύμνου, με ουσιαστικό σχεδιασμό και πράξεις, έχει αναδείξει την πόλη ως έναν προσβάσιμο προορισμό και για άτομα με οπτική αναπηρία, επενδύοντας σε υποδομές και τεχνολογίες που ενισχύουν την αυτονομία και την αξιοπρέπεια των επισκεπτών με αναπηρία.</p>



<p>Στο ιστορικό κέντρο της πόλης και σε επιλεγμένα πολιτιστικά σημεία έχουν εγκατασταθεί ειδικές πινακίδες με τεχνολογία&nbsp;QR&nbsp;και&nbsp;NFC, που δίνουν τη δυνατότητα σε άτομα με οπτική αναπηρία να ακούσουν ηχητικές ξεναγήσεις από το κινητό τους, στα ελληνικά ή στα αγγλικά. Οι αφηγήσεις αυτές δεν μεταφέρουν απλώς πληροφορίες, αλλά συνθέτουν&nbsp;&nbsp;ένα ζωντανό ηχητικό τοπίο, ώστε ο επισκέπτης να «βλέπει» την πόλη μέσα από τη φωνή της ιστορίας της. Παράλληλα, σε βασικά σημεία έχουν τοποθετηθεί ανάγλυφοι χάρτες και πινακίδες&nbsp;Braille, οι οποίες επιτρέπουν την ασαφή πλοήγηση και την καλύτερη κατανόηση του χώρου.</p>



<p>Ένα ακόμα σημαντικό βήμα αποτελεί η τοποθέτηση οδηγών όδευσης τυφλών σε κεντρικά πεζοδρόμια και διαδρομές εντός της πόλης, που οδηγού σε βασικές υπηρεσίες, μουσεία και πολιτιστικούς χώρους. Η κίνηση στους δρόμους γίνεται πιο ασφαλής και προβλέψιμη, ενώ ο αστικός σχεδιασμός λαμβάνει υπόψη τις ανάγκες της καθημερινότητας ενός ανθρώπου με μειωμένη ή καθόλου όραση.&nbsp;</p>



<p>Ιδιαίτερη μνεία αξίζει στις υποδομές των παραλιών. Το Ρέθυμνο συγκαταλέγεται στους ελάχιστους προορισμούς της χώρας όπου η πρόσβαση στη θάλασσα για άτομα με αναπηρίες δεν είναι απλώς θεωρητική. Με κατάλληλο εξοπλισμό, συνεργασία με εθελοντές και μέριμνα για προσωπική υποστήριξη εφόσον ζητηθεί, ο Δήμος δίνει πραγματικό νόημα στην έννοια της ισότιμης απόλαυσης του φυσικού περιβάλλοντος.</p>



<p>Η ένταξη, όμως, δεν περιορίζεται στην υποδομή. <p>The 2025 tourist season is starting dynamically for Crete, with Rethymno ranking among the top destinations in terms of arrivals. Early indications show increased air traffic and a positive trend in bookings. However, behind this optimistic picture lies a more complex reality: the rise in visitor numbers does not automatically translate into substantial economic benefits for local businesses, as spending remains modest and the gains are not evenly distributed across the local economy.</p>



<p><strong>Numbers don’t tell the whole story</strong><br>Despite the reported increases in arrivals, many hoteliers and tourism professionals in Rethymno describe the season as “low-speed.” Occupancy rates are satisfactory only during certain periods, while the majority of visitors choose short stays and limited expenses.</p>



<p><strong>Shift toward budget tourism</strong><br>The broader economic uncertainty in Europe and Israel has affected travel habits. Tourists tend to book at the last minute, opting for more affordable choices such as short-term rentals and small hotels rather than luxury vacations with high consumption.</p>



<p><strong>Pressure on local businesses</strong><br>Restaurants, cafés, tourist shops, and even local tour guides are seeing significant drops in revenue compared to previous summers. Despite the increased movement, purchasing power seems reduced, raising concerns about the viability of small family-run businesses.</p>



<p><strong>The need for a new tourism strategy</strong><br>Local tourism development requires a strategy focused on promoting quality experiences such as agritourism and cultural networks, with an emphasis on sustainability and diversification of the tourism product. At the same time, thematic forms of tourism must be strengthened through realistic planning, implementation, and evaluation. Cycling tourism, despite good intentions and publicity, has not delivered the expected results, while other innovative approaches, although promising, have yet to achieve the desired participation and response.</p>



<p>The strategy should also enhance the link between tourism and local cultural heritage, especially following the recent inclusion of major Minoan archaeological sites such as Knossos, Phaistos, Zakros, and Malia in the UNESCO World Heritage List. This development could serve as a lever for sustainable tourism promotion for the entire island.</p>



<p>In addition, it is important to strengthen the connection between visitors and local products and communities, thereby boosting the local economy and offering tourists an authentic experience. Finally, better coordination is needed between the region and municipalities, both in tourism promotion and in the planning and implementation of necessary infrastructure.</p>



<p>Rethymno and Crete remain strong and popular tourist destinations. However, the current situation calls for a new strategic approach that goes beyond simply increasing arrivals. The focus must shift toward upgrading service quality, adopting sustainable tourism practices, and most importantly, genuinely strengthening the local economy. This can only be achieved through targeted actions, cooperation with stakeholders and businesses, and integrating the tourism product with culture, local production, and the authentic character of the area.</p>

The church is dedicated to Saint Paraskevi, a revered Orthodox saint known as the protector of eyesight and the sick.</p>



<p>The church dates back to the late Byzantine or early post-Byzantine period and preserves architectural elements that reflect traditional Cretan ecclesiastical design. It is a modest yet imposing structure that radiates a deep sense of reverence. Inside, fragments of old frescoes are still visible, and a beautifully carved wooden iconostasis stands out, showcasing the artistry of local folk craftsmanship.</p>



<p>Saint Paraskevi holds a special place in the hearts of the villagers. <p>Στην καρδιά του χωριού Αγία Παρασκευή, λίγα χιλιόμετρα νοτιοανατολικά της πόλης του Ρεθύμνου, δεσπόζει ο ομώνυμος ναός της Αγίας Παρασκευής, ένα από τα πιο σημαντικά θρησκευτικά και ιστορικά μνημεία της περιοχής. Ο ναός είναι αφιερωμένος στην Αγία Παρασκευή, προστάτιδα των ματιών και των ασθενών, η οποία τιμάται ιδιαίτερα στην Ορθόδοξη παράδοση.</p>



<p>Ο ναός χρονολογείται στους ύστερους βυζαντινούς ή πρώιμους μεταβυζαντινούς χρόνους και διατηρεί αρχιτεκτονικά χαρακτηριστικά που αντικατοπτρίζουν την παραδοσιακή κρητική εκκλησιαστική τεχνοτροπία. Πρόκειται για ένα λιτό αλλά επιβλητικό οικοδόμημα, με έντονη κατανυκτική ατμόσφαιρα. Στο εσωτερικό του διασώζονται αποσπασματικά παλαιές τοιχογραφίες, ενώ ξεχωρίζει το ξυλόγλυπτο τέμπλο, έργο της λαϊκής τέχνης, που προσδίδει ξεχωριστό χαρακτήρα στον χώρο.</p>



<p>Η Αγία Παρασκευή αποτελεί σημαντικό σημείο αναφοράς για τους κατοίκους του χωριού. Κάθε χρόνο, στις 26 Ιουλίου, ημέρα της εορτής της Αγίας, τελείται πανηγυρική θεία λειτουργία με τη συμμετοχή πλήθους πιστών. Ακολουθεί το καθιερωμένο πανηγύρι, όπου η τοπική κοινότητα γιορτάζει με παραδοσιακή μουσική, φαγητό και χορό, διατηρώντας ζωντανά τα ήθη και τα έθιμα του τόπου.</p>

<p>The Minoan Palaces of Crete have been officially inscribed on the UNESCO World Heritage List, sealing the pivotal role of Minoan civilization in global history. This decision, made during this year’s session of the World Heritage Committee (12/07/2025), marks the culmination of long-standing efforts by the Greek state and the academic community.</p>



<p>The recognition includes the four emblematic palatial complexes of the Minoan era, located in&nbsp;Knossos,&nbsp;Phaistos,&nbsp;Malia, and&nbsp;Zakros. These architectural and cultural marvels, constructed more than 3,500 years ago, are evidence of an advanced and deeply sophisticated civilization, the&nbsp;first organized civilization in Europe.</p>



<p>According to UNESCO, the Minoan palaces represent a unique combination of art, technology, and urban planning, with influence that extended beyond the island of Crete to&nbsp;Egypt and the Near East. <p>Τα Μινωικά Ανάκτορα της Κρήτης εντάχθηκαν και επίσημα στον Κατάλογο Παγκόσμιας Κληρονομιάς της UNESCO, επισφραγίζοντας τον καθοριστικό ρόλο του Μινωικού πολιτισμού στην παγκόσμια ιστορία. Η απόφαση αυτή, που ελήφθη κατά τη διάρκεια της φετινής συνόδου της Επιτροπής Παγκόσμιας Κληρονομιάς (12/07/2025), έρχεται ως επιστέγασμα χρόνιων προσπαθειών από την ελληνική πολιτεία και την επιστημονική κοινότητα.</p>



<p>Η αναγνώριση περιλαμβάνει τα τέσσερα εμβληματικά ανάκτορα της Μινωικής εποχής τα οποία τοποθετούνται στην <strong>Κνωσό</strong>, τη <strong>Φαιστό</strong>, τα <strong>Μάλια</strong> και τη <strong>Ζάκρο</strong>. Πρόκειται για αρχιτεκτονικά και πολιτισμικά θαύματα, που κατασκευάστηκαν πριν από 3.500 και πλέον χρόνια, και συνιστούν τεκμήρια ενός προηγμένου και βαθιά καλλιεργημένου πολιτισμού, του πρώτου οργανωμένου πολιτισμού της Ευρώπης.</p>



<p>Σύμφωνα με την UNESCO, τα ανάκτορα αντιπροσωπεύουν έναν μοναδικό συνδυασμό τέχνης, τεχνολογίας και πολεοδομικής οργάνωσης, ενώ η επιρροή τους ξεπέρασε τα γεωγραφικά όρια της Κρήτης, φτάνοντας μέχρι την Αίγυπτο και τη Μέση Ανατολή. Η απόφαση για την ένταξη συνοδεύτηκε από ιδιαίτερα θετικά σχόλια για το επίπεδο διατήρησης των χώρων, αλλά και για τις προσπάθειες της Ελλάδας να αναδείξει και να προστατεύσει την πολιτιστική της κληρονομιά.</p>



<p>Η ένταξη των Μινωικών Ανακτόρων στον Κατάλογο δεν έχει μόνο συμβολική αξία. Ενισχύει την τουριστική προβολή της Κρήτης, αυξάνει τις δυνατότητες χρηματοδότησης για την προστασία και την ανάδειξη των χώρων, και εντάσσει τα μνημεία σε ένα διεθνές πλαίσιο παρακολούθησης και φροντίδας.</p>

<p>The armed conflict in the region of Israel and broader unrest in the Arab world are already having significant effects on Greek tourism, while simultaneously creating new opportunities in the real estate sector. As a result of this geopolitical uncertainty the country’s tourism landscape reshaping where arrivals from specific markets are now boosting in investment activity throughout Greece and Cyprus.</p>



<p><strong>Tourism: Rise in Arrivals, but Setback from the Middle East and Gulf Region</strong></p>



<p>Despite a general increase in international air arrivals of 5.9% during January–May 2025 (6.3 million passengers). In May alone, international arrivals reached 3.0 million, up by +153,000 compared to 2024. The high-end tourism market though, is experiencing a downturn, particularly in destinations heavily reliant on markets from the Middle East and Israel. Crete remains the top destination with 1.0 million arrivals (+5.6%), followed by the Dodecanese and Ionian Islands. However, areas like Elounda are seeing last-minute cancellations in luxury hotels due to some Arab clients’ displeasure over hotel group affiliations with Israel.</p>



<p>Israel, which traditionally represents approximately 2% of arrivals to Greece, has shown a notable drop in bookings. Thessaloniki, along with Rhodes, Crete, and Kos, have taken a hard hit due to cancellations. According to INSETE, in 2022, arrivals from Israel reached 490,000 and generated €400 million in revenue—figures expected to drop considerably this year.</p>



<p><strong>Revenues: General Increase, but Decline from Key European Markets</strong></p>



<p>Despite pressure from the Middle East, total travel revenues rose by +10.6% during January–April 2025, reaching €2.157 billion. The majority of this increase came from tourists from non-EU-27 countries (+26%), who contributed €1.040 billion.</p>



<p>In contrast, revenues from EU-27 residents fell by -1.8%, while income from eurozone countries declined by -5.7%. Notable declines came from France (-25%) and Italy (-6.6%), while Germany remained stable (+0.8%), and the UK (+23.4%) and USA (+36.8%) showed impressive growth.</p>



<p><strong>Real Estate: Investment “Boom” from Israel into Cyprus and Greece</strong></p>



<p>While the tourism sector shows mixed trends, real estate is clearly on the rise, especially with Israeli investors. Against the backdrop of regional insecurity, there is a strong movement of capital toward Cyprus—where land and property are being purchased in bulk—and toward stable markets in Greece such as Athens, Crete, and Thessaloniki.</p>



<p>The U.S. base in Souda, coupled with Greece’s geostrategic importance, further strengthens the country’s profile as a secure investment destination, despite geopolitical tensions.</p>



<p><strong>Short-Term Rentals: Rapid Growth in Supply and Beds</strong></p>



<p>Tourism pressure is gradually shifting toward short-term rentals, which are steadily rising. In May 2025, there were 236,000 rental properties listed—an increase of +18,000 compared to 2024. Additionally, available beds surpassed 1 million already in April, compared to July in 2024.</p>



<p>The rise in Airbnb-style rentals reflects the demand for alternative forms of accommodation, as well as the market’s adaptation to new demand conditions.</p>



<p><strong>Conclusion: Diverging Trends – Adaptation or Risk?</strong></p>



<p>The 2025 tourism season is marked by multiple speeds. On the one hand, the overall increase in arrivals and revenues offers a positive outlook. On the other, geopolitical tensions are causing losses in key markets, affecting high-value destinations.</p>



<p>At the same time, the property sector acts as a safe haven for foreign investments, especially from Israel, at a time when tourism activity is undergoing transformation.</p>



<p>Greece is now called upon to balance between instability and opportunity, building</p>



<p>resilience and diversifying its target markets for the future.</p>

<p><strong>Γεωπολιτικές Εξελίξεις και τουριστικές τάσεις: Διπλό πρόσωπο για Τουρισμό και Real Estate στην Ελλάδα</strong></p>



<p>Η πολεμική σύγκρουση στην περιοχή του Ισραήλ και οι ευρύτερες αναταράξεις στον αραβικό κόσμο έχουν ήδη σημαντικές επιπτώσεις στον ελληνικό τουρισμό, ενώ παράλληλα δημιουργούν νέες ευκαιρίες στον κλάδο του Real Estate. Η γεωπολιτική αβεβαιότητα αναδιαμορφώνει το τουριστικό τοπίο της χώρας, με μείωση στις ροές από συγκεκριμένες αγορές και ταυτόχρονη άνοδο της επενδυτικής δραστηριότητας σε ακίνητα.</p>



<p><strong>Τουρισμός: Αύξηση στις αφίξεις, αλλά πλήγμα από Μέση Ανατολή και Αραβικό Κόλπο</strong></p>



<p>Παρά τη γενική&nbsp;αύξηση των διεθνών αεροπορικών αφίξεων&nbsp;κατά +5,9% την περίοδο Ιανουαρίου–Μαΐου 2025 (6,3 εκατομμύρια επιβάτες), ο τουρισμός υψηλής κατηγορίας καταγράφει&nbsp;κάμψη, ιδίως σε προορισμούς με ισχυρή εξάρτηση από αγορές της Μέσης Ανατολής και του Ισραήλ. <p>Η&nbsp;Κρήτη&nbsp;παραμένει στην κορυφή με 1,0 εκατ. αφίξεις (+5,6%), ακολουθούμενη από τα Δωδεκάνησα και τα Ιόνια Νησιά. Ωστόσο, περιοχές όπως η Ελούντα καταγράφουν ακυρώσεις τελευταίας στιγμής&nbsp;σε πολυτελή ξενοδοχεία, λόγω της ενόχλησης ορισμένων αραβικών πελατών από τις σχέσεις των ξενοδοχειακών ομίλων με το Ισραήλ.</p>



<p>Το&nbsp;Ισραήλ, που παραδοσιακά αντιπροσωπεύει περίπου το&nbsp;2% των αφίξεων στην Ελλάδα, εμφάνισε αισθητή μείωση κρατήσεων. Η&nbsp;Θεσσαλονίκη, αλλά και τα νησιά&nbsp;Ρόδος, Κρήτη και Κως, έχουν δεχτεί σοβαρό πλήγμα λόγω των ακυρώσεων. Σύμφωνα με το ΙΝΣΕΤΕ, το 2022 οι αφίξεις από Ισραήλ άγγιξαν τις&nbsp;490.000&nbsp;και απέφεραν έσοδα&nbsp;400 εκατ. ευρώ, μέγεθος που φέτος αναμένεται να μειωθεί αισθητά.</p>



<p><strong>Εισπράξεις: Γενική αύξηση, αλλά πτώση από βασικές ευρωπαϊκές αγορές</strong></p>



<p>Παρά τις πιέσεις από τη Μέση Ανατολή, οι&nbsp;ταξιδιωτικές εισπράξεις&nbsp;συνολικά παρουσίασαν&nbsp;άνοδο +10,6% κατά την περίοδο Ιανουαρίου &#8211; Απριλίου 2025, φτάνοντας τα&nbsp;2.157 εκατ. ευρώ. Το μεγαλύτερο μέρος αυτής της αύξησης οφείλεται σε τουρίστες από χώρες εκτός ΕΕ-27 (+26%), που ενίσχυσαν την αγορά με 1.040 εκατ. ευρώ.</p>
